Drone facade inspection: a simple tool for property managers and co-owners
Cracks, joints, cornices, balconies, flat roofs: how a drone inspection helps property managers and co-owners track the condition of their building, prepare a general meeting and compare quotes.

In an apartment building, the condition of the facade and upper parts concerns everyone, yet nobody really sees them. Cornices, pointing, upper-floor balconies, the flat roof: these areas are hard to reach and are often only examined once the problem shows from inside, with a damp patch or a piece of stone falling onto the pavement. A drone inspection lets you take stock without scaffolding or an aerial lift, and gives everyone a clear picture of the situation.
What does a drone facade inspection show?
The drone moves along the facade floor by floor and brings back high-resolution photos and video. They reveal cracks and spalling in the masonry or render, deteriorated pointing and areas that hold moisture, cornices, gutters and downpipes that are damaged or blocked, and the condition of balconies, railings and slab edges.
From above, it also shows the flat or pitched roof, chimney stacks, roof edges and technical equipment installed on the roof. Places that can normally only be checked by climbing up there.
Why is it useful for a property manager or co-owners?
Preparing a general meeting. Showing dated photos of the facade makes the discussion concrete: co-owners see what is at stake before voting on works.
Comparing quotes on a common basis. With the same set of images, the contractors you consult price the same issues, and you avoid paying for several call-outs "just to have a look".
Keeping a record over time. Repeating the inspection every few years lets you follow how a crack or joint evolves, and plan maintenance instead of reacting to it.
Documenting damage. After a storm or an incident, sharp, dated images are useful for the insurance claim.
Why a drone rather than an aerial lift?
An aerial lift or scaffolding often requires a permit to occupy the public road, blocks the pavement and is expensive for a simple condition survey. A drone works quickly, without touching the building and without lasting disruption for residents. It does not replace the opinion of an architect or contractor, but it gives them a complete set of images to decide where and when to act. For a detailed comparison of both methods, read our article Drone or aerial lift roof inspection.
How does an inspection with Skydrone work?
You request a quote through the form on our website: we reply within 48 hours and the quote is free. We check the flight zone and handle the necessary authorisations, especially in Brussels (see Can you fly a drone in Brussels?). The property manager can let residents know in advance. On the day, we photograph and film every facade and the roof, both overview and detail shots. You then receive the images via WeTransfer or Google Drive, sorted by facade, ready to share with co-owners or contractors.
